Terms of Use

Dubai Deal Index is a product of PAI Real Estate LLC ("PAI", "we", "us") — a licensed real estate brokerage registered with the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA).

By accessing or using this platform you agree to these Terms in full.
Important — limited access without an account: Certain data and deal intelligence on this platform is only available to registered users. By creating an account, you become a PAI client. In that capacity, PAI acts exclusively as your buyer's broker — at no cost to you on most off-plan properties, and at a standard 2% buyer-side agency fee on ready/resale properties, only upon successful completion of a transaction.

1. Nature of the Service

Dubai Deal Index aggregates listing data published by third-party listing portals and seller brokers, and applies proprietary analysis to generate market intelligence including deal scores, price signals, and market summaries ("Outputs"). PAI does not own, list, or represent any of the properties displayed. All listings are offered by independent seller brokers operating through their own RERA-registered brokerages.

PAI's role is exclusively that of a buyer's broker. When you engage PAI in connection with a property, PAI represents your interests as the buyer — sourcing, evaluating, negotiating, and facilitating the transaction on your behalf through the relevant seller broker.

The Outputs are algorithmic estimates only. They do not constitute verified valuations or assessments by a licensed valuer. PAI expressly disclaims any representation that any Output is accurate, current, or suitable for any particular purpose. You are solely responsible for your own investment decisions.

Nothing on this platform constitutes financial, investment, securities, or legal advice.

2. Eligibility

You must be at least 18 years old and legally capable of entering binding agreements under UAE law. By registering you confirm that all information you provide is accurate and that you are accessing the platform for lawful purposes.

3. Account and Access

You are responsible for all activity under your account and for maintaining the security of your access credentials. Notify us immediately of any unauthorised use at legal@prop-ai.com. We may suspend or terminate any account at our sole discretion without notice.

Listing data is sourced from third-party portals and licensed data providers. PAI makes no warranty of any kind — express, implied, or statutory — as to the accuracy, completeness, timeliness, or fitness for purpose of any data or Output displayed. Prices, listings, and analytical scores may be outdated, incomplete, or incorrect.

Data referencing DLD or RERA records is reproduced for informational purposes only and does not constitute an official DLD or RERA publication. PAI accepts no liability for discrepancies between data displayed on this platform and official DLD or RERA records.

6. Intellectual Property

All content, algorithms, scoring models, design elements, and branding on this platform are the intellectual property of PAI Real Estate LLC or its licensors. No licence is granted beyond the right to access and use the platform for the purposes permitted under these Terms.

7. Disclaimers and Limitation of Liability

To the fullest extent permitted under applicable UAE law, PAI and its officers, employees, and affiliates:

In any event, PAI's total aggregate liability to you for all claims combined shall not exceed AED 200 or the total amount you have paid to PAI in the preceding 12 months, whichever is lower.

8. User Indemnification

You agree to indemnify, defend, and hold harmless PAI and its officers, employees, and affiliates from any claim, liability, loss, damage, cost, or expense (including reasonable legal fees) arising from: (a) your use of the platform; (b) your breach of these Terms; or (c) any third-party claim arising from your actions or omissions in connection with the platform.

9. Communications

By registering you consent to receive transactional emails (account verification, security notices). Where you separately opt in, you consent to receive commercial communications including deal alerts and market updates. You may withdraw marketing consent at any time via the unsubscribe link in any email or by contacting us.

10. Modifications

We may update these Terms at any time without prior notice. The current version is always available at /terms. Continued use of the platform constitutes acceptance of the then-current Terms.

11. Governing Law

These Terms are governed exclusively by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. You irrevocably submit to the exclusive jurisdiction of the courts of Dubai for any dispute arising from or related to these Terms or your use of the platform.
